Construction Update

At its April 2008 meeting, the Board of Trustees took unanimous action "to approve the Living Waters Campaign move 'full steam ahead' for a year with a goal of $6 million. At the April 2009 Board of Trustees meeting, the Board will carefully evaluate where the Campaign stands if $6 million has not been attained. Whenever the goal of 50% of project total (or $6 million) has been reached, construction will begin. The Board pledges full faith and support to the staff and the Campaign."

The construction will require the vacating of the Historic Hotel in its entirety except for the Dining Room and Kitchen, and the meeting rooms and nursery under the Hotel Addition. The Dining Room, which will undergo some structural updates while still being used to serve guests, will be closed for use for three of the winter months. During this period, a mobile kitchen and use of Knox Hall as a dining room are among the options being considered. At no point will Massanetta need to discontinue its lodging and dining services.

The time is NOW to lock the price for the construction. Nielsen Builders has presented a total of $11,508,000, including a $534,000 contingency. The Board approved taking the drawings from 80% complete to 100%. This will be finished in August and will set the stage for construction to begin.

The Board anticipates a successful campaign to be in the range of $6 million. In addition to this amount, the project qualifies for Historic Rehabilitation Tax Credits, totaling $2.5 million. At present, the Board of Trustees, while praying and working towards a $11.5 million need amount, is planning for a $3 million note when the project is complete. Payments would be sustained by $18,000 to $22,000 per month in additional income from guest groups, conferences, and camps. It is our firm conviction that completing a successful campaign coinciding with the completion of the construction is a goal worthy of our strongest efforts. The support of everyone is vital to the success of the Living Waters Campaign.
